When you sell home in Lake County Illinois, it is likely that you will utilize the services other professionals in addition to your REALTOR®:
An attorney In Illinois, REALTORS® by law, cannot give legal advice. Therefore, with few exceptions, homebuyers and sellers have attorneys represent them. (Our standard purchase contract provides for buyer’s and seller’s attorney approval.) The seller’s attorney is responsible for preparing most of the legal documentation, including a deed, and a buyer’s attorney checks over all the documentation, including the condition of title, to make sure buyer is getting what he is contracting for.
Surveyor If your home is “detached” (not a condo or townhome), the buyer’s lender will require a new survey prior to closing (a normal seller’s expense in this area). If you have an old survey, your REALTOR® or attorney will order a new survey after your home is under contract – about 3 weeks prior to closing. If you don’t have an old survey, it’s a good idea to order a new one at the time of listing your home for sale.
Others These are not typical, but depending on your specific situation and/or the results of the homes inspection, you may need the help of pest inspectors, radon or mold inspectors, structural engineers, HVAC contractors, roofers, etc. We will provide you guidance in this area if needed.
