• "YOU NEVER GET A SECOND CHANCE TO MAKE A GOOD FIRST IMPRESSION." Start with your front yard. Fertilize and keep your lawn and bushes trimmed. . Flowers are always a nice touch! During winter, keep snow and ice removed from sidewalks and steps.
• THE FRONT DOOR WELCOMES THE PROSPECT, so make sure that it is clean and freshly painted. A seasonal door decoration adds a warm, inviting touch.
• FRESH, NEUTRAL DECORATING HELPS ASSURE TOP DOLLAR and a quick sale. Peeling paint and loose wallpaper should be attended to, but don't tackle any major redecorating without checking with us first.
• CLEAN WINDOWS, MIRRORS AND LIGHTS show the bright side of your home. Keep all windows and mirrors sparkling. Open the drapes and blinds! Turn on lights where necessary.
• A CLEAN KITCHEN IS A MUST. Anything that will shine should be shining! Spiff up and clean out kitchen cabinets, countertops, the oven and the dishwasher.
• SPARKLING BATHROOMS HELP SELL HOMES, so repair caulking in bathtubs and showers. Mirrors, shower doors, ceramic tile and grouting should be cleaned and free of soap film. Fixtures should be polished and free of watermarks.
• DON'T FORGET THOSE REPAIRS such as loose doorknobs, dripping faucets, closet doors off their tracks, and squeaky hinges. Fix them now to help your home show better!
• BASEMENTS, GARAGES, and UTILITY AREAS should be bright, uncluttered and free of unnecessary “junque.” Dark walls and floors are easily brightened with paint.
• CHECK MAJOR APPLIANCES for any minor squeaks or inefficiencies. Be sure to clean the exterior of the water heater, furnace and other appliances that will be seen by buyers.
• MAKE CLOSETS AND OTHER STORAGE SPACES LOOK LARGER by removing clutter and organizing them. Neat, well-organized closets show you have plenty of storage space.
• AVOID CLUTTERED APPEARANCES by removing excess furniture and other items that you seldom use. Keep newspapers, toys and other articles picked up. Clean stairways are essential for appearance and safety. Made up beds can instantly improve the look of a room.
• LET THE FRESH AIR IN! Briefly open windows and doors and let some fresh air in prior to showings. Think also of adding some "attractive" smells such as baked goods, a fire in the fireplace or your favorite potpourri. Make sure your HVAC is set at a comfortable setting.
• SOFT, PLEASANT BACKGROUND MUSIC can be very effective in easing the buyer’s mood, but don’t overdo it!
