21 Questions A Seller Should Ask A Prospective Listing Agent

1.    Does your office practice “Dual Agency”?  If so, why?  Isn’t it a conflict of interest?

2.    Will you do reverse prospecting, flyers, postcards, brochures and network with other Realtors®?

3.    What is your brokerage fee?  Are there additional "transaction" or "documentation" fees?  If the listing
        is cancelled, what expense is incurred, if any?  Do I have to order title insurance (or anything else)
        through your company?

4.    How will ad, sign, and email inquires be handled?

5.    What are your company's office hours?  Is it convenient for other offices to make showing appointments?

6.    How are showing appointments set at the office?

7.    Are there agents available to show my home immediately when a sign, ad, or email inquiry comes in?

8.    How long is the listing agreement for?

9.    Does your company have a "NO-HASSLE" listing-back guarantee?  (Can I cancel the listing at any time 
       without penalty?)

10.   What is your specific marketing plan for my home?

11.    How, when, and where will my home be advertised, and who pays for it?

12.    Does your office have an in-house relocation department?  What corporate clients does your company 
         represent?
    
13.    Does your office have national as well as local exposure?

14.    Will your broker/owners, managers, and relocation director tour my home?  Will other agents from your office
         tour my home?
        
15.    How will people find my home on the Internet?  How will my home be marketed on the Internet?

16.    How much business does your office do in this market?  How do you measure client satisfaction?

17.    Who will be handling the details of the transaction -- you personally, or an assistant, or closing department?

18.    Will you be attending my closing?

19.    Are you full-time, without another job, effectively available 24/7 for my questions or concerns?

20.    How often can I expect to hear from you?

21.    What can I (as seller) do to help sell my house?
