Buying Unlisted Property

Our standard Buyer Agency Agreement specifies that we will help homebuyers identify, view and purchase homes that are listed for sale with our company or any other REALTOR®. Many savvy homebuyers contract with us to seek out unlisted properties as well.

 

Unlisted properties include For Sale By Owners (“FSBO’s”), homes that may be coming on the market soon but aren’t listed yet, or homes that your agent specifically seeks out for you whether they are currently offered for sale or not.

 

Some of the advantages of seeking out unlisted property:

 

(1)  More homes to consider, especially if there are no current MLS listings that satisfy your needs.

(2)  You want to look at a “FSBO”, but you want a good REALTOR® to represent you in the purchase so you don’t make a costly mistake.

(3)  Your company is paying for your relocation costs, but only if you are represented by a REALTOR® (often the case with a corporate relocation).

(4)  If you can purchase a home before it’s listed for sale in the MLS, you may not have to compete with all the other buyers who would become aware of it when it gets listed.

(5)  Your needs may be very specific, and you need someone to aggressively seek out what you need.  (Commercial real estate is often purchased this way.)

 

There are really no disadvantages to buying unlisted property other than the fact that the transaction may seem a bit more complicated than some buyers and sellers are accustomed to.  We can usually overcome this with a thorough explanation of the transaction.
